The Old Studio Booking Conditions

 

 

General

 

The Old Studio is let fully furnished and equipped. The price includes bed linen, towels, basic toiletries, electricity, wifi, hot and cold water and heating.

 

Only those persons named on the booking form may use the property without prior agreement.

 

Sorry, but this property is not suitable for visiting pets. This is a no smoking property.

 

We shall be allowed reasonable access to the property to carry out urgent maintenance and/or inspection.

 

Any vehicle or valuables left at the property are left at your own risk.

 

Guests are expected to notify us of arrival time so we can make sure everything is ready. If you are expecting to be late please let us know so we can make sure there is a drink chilling for you! We like to meet all our guests on arrival to make sure your immediate needs are dealt with. A welcome hamper is provided with organic milk, freshly squeezed orange juice, freshly baked bread, tea and coffee.

 

Special requests and medical problems

 

If you have any special requests please advise us at the time of booking. Although we will endeavour to help we cannot guarantee that any request will be met. If you or any member of your party has a medical problem or disability that may affect your stay, please inform us prior to confirming your booking so that we can advise as to the suitability of our property.

 

We will advise if we feel that our property is not suitable and will try and recommend an alternative.

 

If you have young children in your party please let us know at the time of booking so that we can chat through your requirements.

 

Prices

 

Please note that our prices change on a yearly basis. However, you will be charged the price at the time of booking irrelevant of any subsequent change in price.

 

Payment

 

In order to confirm your stay, a deposit of 20% of the full payment (or full payment if booking within 8 weeks of dates required), must be paid at the time of confirmation.

 

In the event the guest seeks to cancel the contract, any deposit paid is forfeit. However if we do manage to re-let the property we are happy to refund the deposit less any admin or banking charges.

 

The balance of the cost of your stay must be received by us not less than 8 weeks prior to arrival at our property, or at the time of booking if this date has passed. This date will be shown on confirmation from us. If you have not paid in full, within the stated period, we reserve the right to treat your booking as having been cancelled by you.

 

Security Deposit

 

A security deposit of £200 is required 8 weeks before the start of your stay, or at the time of booking if this date has passed.

 

On arrival at The Old Studio we will provide an inventory for your attention. It will be this inventory that will be the basis for any charge from your security deposit.

 

The cost of any damage caused to the property, or to any items in and/or at the property, or any service charges incurred by you, or any member of your party, will be deducted by us from the security deposit at the end of your stay. If no deductions are required, your security deposit will be refunded in full to you up to 14 days after your departure from the property. If the security deposit is not sufficient to cover any damage caused or service charges incurred by you, you will be responsible for paying us any additional monies required, immediately on request from us.

 

A basic clean is included in the cost of your rental. It is assumed that the property will be cared for and left in a tidy state. If additional cleaning hours are required to reinstate the property, then they will be charged against the security deposit.

 

 

Your contract

 

A binding contract between the party leader, and ourselves comes into existence when we despatch our confirmation to the party leader. These contracts, and all matters arising out of it, are governed by English law.

 

Changes made by you

 

Should you wish to make any changes to your confirmed booking, you must notify us by email as soon as possible. While we will endeavour to assist, we cannot guarantee that we will be able to meet any such requests.

 

Cancellation by you

 

The amount you pay depends on the date that you inform us of the cancellation in writing.

 

Should you need to cancel your stay once it has been confirmed, the party leader must immediately advise us in writing. Your notice of cancellation will only be effective when we receive it in writing at our offices. As we incur costs from the time we confirm your booking, and may be unable to re-sell your period of stay, the following cancellation charges will be payable:

 

More than 8 weeks prior to arrival at the Old Studio loss of deposit

39-30 days prior to arrival 50% of total cost

29-19 days prior to arrival 65% of total cost

18-10 days prior to arrival 90% of total cost

Less than 10 days prior to arrival 100% of total cost

 

Cancellation charges are calculated as a percentage of the total cost. Depending on the reason for your cancellation, you may be able to reclaim these cancellation charges (less any applicable excess) under the terms of your insurance policy. Claims must be made directly to the insurance company concerned.

 

We will not pay refunds as a result of any time lost due to flight delays, general travel delays or unexpected illness.

 

Changes made and cancellation by us

 

in exceptional circumstances beyond our control we may have to make changes to, and correct errors in, our website descriptions and other details both before and after bookings have been confirmed and to cancel confirmed bookings. Whilst we always endeavour to avoid changes and cancellations, we must reserve the right to do so. We will endeavour to offer you an alternative should these exceptional circumstances occur.

 

Our liability to you

 

It is our responsibility to provide a safe environment for your stay. We will have taken all reasonable steps for your safety. We will ensure that the basic utilities of electric, gas and water are fully operational. We cannot however be responsible for your negligence.

 

We do not accept responsibility

 

if any death or personal injury occurs or

 

for failure or deficiency of your accommodation arrangements if not caused by any fault of ours.

 

We will not be responsible for any injury, illness, death, loss (loss of enjoyment, for example), damage, expense, cost or other sum or claim of any description whatsoever which results from any of the following:

(a) the fault of the person(s) affected or any member(s) of their party, or

(b) the fault of a third party not connected with the provision of your accommodation by us which we could not have predicted or avoided, or an event or circumstance which could not have predicted or avoided even after taking all reasonable care.

 

We shall not be liable for any loss, breach or delay due to any cause beyond our reasonable control.

 

We cannot be held responsible for the breakdown of mechanical equipment such as pumps or boilers, nor for the failure of utilities such as water, gas, electricity.

 

We have a rural internet connection that is suitable for checking emails and surfing the web. The internet speed may not be as fast as you are used to and you may not be able to watch films or stream programmes. The internet connection is provided free of charge, if it fails we will do everything possible to get it reconnected but we do not guarantee availability. Please use the internet responsibly and ensure that illegal material is not viewed or downloaded using our wi-fi connection

 

We cannot be held responsible for noise or disturbance originating beyond the boundaries of the property or which is beyond our control

 

Behaviour

 

We expect all guests to have consideration for other people.

 

If, in our reasonable opinion or in the reasonable opinion of any other person in authority, you or any member of your party behaves in such a way as to cause, or be likely to cause, danger, upset or distress to any third party or damage to the property, or in any way damage the reputation and/or the goodwill of the Owner we are entitled, without prior notice, to terminate the occupation of the person(s) concerned. In this situation, the person(s) concerned will be required to leave the accommodation. We will have no further responsibility toward such person(s). No refunds will be made and we will not pay any expenses or costs incurred as a result of the termination
